5 Ways to Kill FEAR of Phones & Make More Money Wholesaling!

So you've made a decision to start closing deals wholesaling real estate! *Que Rocky theme song*. You're motivated as a BEAST! You got your list of potential motivated sellers to call. Your coffee's hot and ready (because you're a closer of course). You've found a script to use, you have your phone and notes in front of you. There's only one problem. YOU'RE TERRIFIED OF MAKING CALLS!!!

 "What if somebody asks me a question I don't know how to answer? What if they don't take me serious because I'm new? What if they say yes and I freeze?!  What if they sense my fear and I'm just a fraud?! I barely know what doing!!!"

Don't worry. Most of us had the same fears when first starting out. I promise you this, in all the THOUSANDS of phone calls to potential sellers me, my team, my virtual assistants and many of my mentees across the United States have never had a seller reach through the phone and grab us by the neck LOL It's ok.......

Before we discuss the ways to overcome fear of the phones. Let's first understand why this fear is so powerful.

Fear of Rejection

It's hard to imagine that such a small 2 letter word has such power over grown adults. "no". Because the word "no" is so scary to people, they run away from anything that may cause people to say that word when looking at us. It's kind of funny when you think about it. Here's the ironic part, in order to crush it wholesaling you have to almost become callous to the word "no". You'll here this word all the time. The interesting thing is that this isn't limited to wholesaling real estate. This principal is universal. You might recall the words of one well known teacher, "Keep asking... Keep seeking... keep knocking". When you get a "no" from a seller. It doesn't mean there's anything wrong with YOU per say. It just means that you need to "keep asking". In other words... on to the next one.

5 Pro Tips

Believe it or not, that fear of the phones may never fully go away. You'll just learn to channel it into action and when you start making a lot of money, you'll even begin to associate that fear with pleasure because your experience has taught you that making these calls leads to MASSIVE pay days. So here are my Top 5 Tips to Killing Fear of the Phones.

#1 Massive Imperfect Action
The worst thing to do when you fear the phones is to shy away from them. I know this sounds crazy. But it's so true. It's been said that the BEST and most DEFINITE way to kill fear is to do the thing feared, then do it over and over and over again until that fear is subdued. When you actually make the calls over and over again you begin to realize this is so much easier than you had imagined. Then you begin to surprise yourself when good leads and deal opportunities start to land on your desk!

#2 Use a Script
It annoys me to the deepest part of my Entrepreneurial heart when I hear wholesalers say I don't use a script when cold calling. Look, I get it. Having a script makes you feel robotic and scripted and unnatural. Ironically enough, the best way to overcome that is to PRACTICE THE SCRIPT. You see, the more you practice, the better you understand the script and begin to make it your own where it flows out naturally. Having a script makes it so that even though every conversation you have is natural and unique, it follows the same patterns and process so it is predictable and you create a rhythm you can master. You're well on your way to your FIRST 6 Figures already.

#3 Find an Accountability Partner
One of my greatest achievements I'm excited about is the SuperHuman Accountability group I started which helped over 10 people hit their first 6 figures in 2020. In that group I found that some of the most successful mentees found another serious accountability partner and they ran calls together over zoom. This became a part of our culture and we now have regular VO (Virtual Office Sessions) where new wholesalers will all get on a zoom call with their cameras on and their mic muted and be making calls together. It may sound weird but sometimes just knowing others are there grinding right alongside with you gives many the courage to push past the discomfort. It also means quick access to someone over the zoom call to bounce ideas off of. WARNING: Use this time to MAKE CALLS not talk. This could easily become a distraction if you both are not serious about hitting your numbers. BEAST MODE.

#4 Set the Table
This is a principal I learned from a book called "Eat That Frog" by Brian Tracy. It's a productivity hack that helps to make sure you get done what you need to daily in order to make money. In this case what needs to get done is those CALLS! So "Setting the Table" means preparing your workspace for the Call Session in advance. In other words, think in advance, what all items will I need for this time block? Are all those items on my desk so that I won't have to get up at all during my time set aside for calls? Why is this so important? I've found with many wholesalers I've worked with all over the country that if Call Sessions are not planned for in advance, chances are they will get started way late or not at all and that 6 figures will drift further and further away. IF you take this seriously, then SET THE TABLE. Prepare for your calls the night before or at least before you're scheduled to start calling so that you have NO EXCUSES but to get to work on that next 6 Figures!

#5 Do a Pre-Game Affirmation
People laugh at me all the time for my affirmations and how I always make people yell and scream when I'm teaching from stage at events and seminars. But man it's simple Physiology! How we use our bodies and voices affect our emotional state more than you can imagine! Motion creates Emotion said Tony Robbins. I eat my own dog food here guys! Here's what I mean by Pre-Game Affirmation. I mean right before you begin your call sesh you get up and scream at the top of you voice: "I'm a cold calling BEAST, I'm Unstoppable, I'm the best on the Phones, Let's Go!!!!". I know. Sounds goofy. And you know what? Maybe it is. But the fear I used to have was also goofy. The loneliness I felt at the time was goofy as well. So when I started doing Pre-Game Affirmations, sure I felt stupid standing in the middle of my dining room screaming to hype myself up before a call session, but it made me laugh. That's it! It made me smile, my state was broken! I felt good! Now I had the right state to call my sellers and get to work on my next 6 figures. Try this out for 5 Days Straight and let me know if it helps! But if you do, COMMITT. Do it  Consistently and really put your VOICE and BODY into IT!

In the end, remember these sellers won't hurt you and no matter how bad you think you are on the phones, the more calls you make, the closer you get to a "YES". And as we all know, one "YES" in wholesaling real estate can literally change your life .
